WAITING FOR MORTGAGE RATES TO DROP…

It’s time to do a reality check. Historically the rates in 2020 and 2021 were driven by extraordinary global circumstances, not typical market trends. Waiting could lead to missed opportunities that may cost you far more in the long run. Every mortgage payment you make is building equity. Looking back, the average 30-year mortgage rate over the last 60+ years was around 7.74%. Even with today’s rates around 6%, they are below the historical average. We are not in a high-rate environment, we are back to a normal one. Per Dr. Lawrence Yun, NAR’s Chief Economist, we are not in a recession, but consumer’s sentiment is down.


SEASONAL DIET FOR PLANTS

Plants need less water in the winter because there is less sun per Phipps Conservatory and Botanical Gardens. How do you know when to water? Stick a chopstick deep into the soil. If it comes out clean, it’s time to water. If there’s soil sticking to it, check again in a couple of days.


POTPOURRI

Don’t overlook your real estate agent for resources regarding trustworthy referrals for
plumber, electricians, handymen, etc. A word-of-mouth recommendation is worth more
than an online listing.

PROPERTY TITLE IN A TRUST?

The proceeds check at time of sale must be deposited in a trust account. The title company must receive a copy of the trust, and they can draft your trust documents at time of closing vs attorney drafting them.

Active contingent: Properties which are available for showing but are under contract with another buyer

Pending: Properties which are under contract with a buyer and are no longer available for showings

Sold: Properties on which the sale has closed.

Coming soon: Properties which will be on the market soon and are not available for showings.

Contingent and Pending statuses may not be available for all listings
