There is a desperate need for long term rentals in the Brainerd Lakes Area. The Brainerd Area is a growing community that has a ton of attractions. With a population of approximately 13,500 about 50 percent of them are needing a place to rent, this doesn't even consider all of the surrounding towns wanting to settle here.
According to the Department of Commerce, the mean gross rent in Brainerd is $733 from 2015-2017.

Short term rentals are a great investment that is growing in popularity each year. Here in the Brainerd Lakes Area there is a need for them all year round. A majority of the income would come from the summer tourists. Many are hoping to venture on the state trails, enjoy our lakes and slow down in life for a bit. In July occupancy rates in the Brainerd/Baxter area is at 84% (2018 Explore Minnesota Tourism). However there is a need for short term rentals in the winter months as well. Up here we have a ton of groomed maintained snowmobile trails, a ski hill, numerus lakes to ice fish from, ice rinks for skating and so much more. From bartending at a resort for many years, I've met unnamable amount of people who loving coming up to snowmobile and ice fish every year.
Although it is subjected to change at any moment, Brainerd and Baxter both have very minimal rules for their Airbnbs /short term rentals. Call me to learn more information!
